Tips for a Successful Open House

This post assumes you have made all of the major repairs and upgrades in your home to flip and it is now time to put your house up for sale and schedule an open house.

An open house is a great opportunity to show off all of your hard work and investments and to sell the value of the home to interested buyers. However, the home needs to be in excellent condition before anyone arrives.

You will want to tidy up around the home, including dusting and vacuuming, and be sure to show off all natural lighting in the home. It’s also a nice touch to display fresh flowers and light a scented candle somewhere in the home.

Beyond those small touches, there are some larger chores necessary to complete before the open house:


Do you know what a home stager is? Home stagers bring trendy and stylish furniture and décor to an empty house in order to help create the appearance of a well designed and lived-in home. Depending on the quality of home stager you hire, the cost can add up fast but I find it is an excellent invest that helps to sell a home fast, sometimes even during an open house.


I recommended that you tear out carpet and install hardwood floor instead. But if you chose to carpet some of the rooms in the home, such as the bedrooms, you will want to hire a local carpet cleaner in your area before the open house. New carpet needs to be cleaned to remove fumes and chemical compounds from the floor. I’ve used Champion Chem-Dry, a carpet cleaning company in Tampa, on many occasions before an open house and it leaves behind a fresh scent and appearance.


You don’t want the open house to be empty when potential buyers arrive. Invite some of your friends and family to each open house to fill the space. This will create the appearance that the home is a desired property and that if anyone is interested in buying it they will want to make an offer sooner or later.


If there is a major sporting event on during the open house, I recommend turning it on on the TV in the home. You don’t want a man rushing his wife or his girlfriend in and out of the home in order to go somewhere else to watch the game or just because he doesn’t feel like looking at houses that day. Your key customer is the woman and you want her to be able to tour the home patiently without distraction.

Follow these tips and you will be on your way to a successful open house. The faster the home sells the faster you aren’t paying the mortgage and can move on to your next home to flip.
